I started out this journey as a professional Chimney Sweep!  Now, along with many duties I perform for the Virtual Property Management maintenance team, I perform periodic inspections on one of your most valuable assets, your rental properties.  I ensure that smoke detectors are operating properly in each room, replace furnace filters to ensure proper functioning of HVAC units, and ensure that tenants are applying adequate care in maintaining the home.  I am your extra set of eyes out in the field, and am happy to help in any way, but I don’t do windows, and I definitely don’t do chimneys!

Hi I’m Chris. As the Sales Director of Verified Property Management, it’s my goal to make sure that we are meeting each customers individual wants and needs rather than one size fits all service. I’ve been a salesman since the age of 7 from neighborhood lemonade and candy stands, setting up shop on a public golf course to offer cold drinks and used golf balls before being chased off, newspaper routes, car washing, curb painting and lawn mowing businesses just to name a few.

Although salesmen rank just above lawyers and politicians in likability, we all know that when the need arises, we’re grateful for the wealth of knowledge and customer service they can provide.

When I was a teenager, people would drive down the street where my parent’s home was located and see me up on the roof washing down the Spanish Tile.  While some of the neighbors poked fun at me, I was very proud that our home looked the best on the street.  Most people don’t think about dirt on the roof, but I do. Taking care of things and making sure they are clean and in pristine condition have always been important to me.  Other property management companies treat maintenance as a necessary evil, but at Verified Property Management maintaining the upkeep of your home is what preserves values and brings in the highest rents.

The only shortcoming of what I do?  It’s my voice you hear at 3am in the morning telling you the something is out and needs to be repaired immediately to protect your asset. Most of my satisfied Clients know we do everything possible to rectify every situation before ‘THAT’ phone call has to be made.  A majority of repairs are an easy fix, that is why I only use approved vendors who have been working with me for many years.  I take great care in getting their invoices paid on time, so we do not have to “let our fingers do the walking in the yellow pages” which brings in unvetted vendors.

Not every Client uses my Maintenance Department, as many Landlords are handy and take care of their own issues, but we are always available to all when you need us.  I manage big jobs on properties that come into us, to small fixes and repairs on the rest.  We work with most Home Warranty companies and have some special arrangements with some so you do not need to have a check ready for a service call.  My goal is to ensure your investment is being taken care of and to keep happy tenants paying rents.  Incidentally, I had quite a few of my parents’ neighbors that hired me to wash down their roofs too!

I started motherhood and marriage at 40.  What I’ve learned  is raising children in the beautiful chaos of  todays world requires community and a home.  Your house needs the space for you to do YOU and be filled with all kinds of possibility.  What’s important is to have more time to spend with your growing discovering kids. I call them busy brilliants!

Dennis Franklin

Senior Property Manager

Hello, I am Dennis Franklin, the Senior Property Manager here at Verified Property Management.  I started my career off with a stint in the United States Navy a few years back.  It was in the military, that I learned the importance of structure and discipline.  These lessons have served me well through the years, and more so now with my current duties.

As the name implies, I use our extensive system to verify we’re running a tight ship with our Tenants and our Accounting Department.  All applications are verified.  Previous rental histories are verified. Current employment is verified.  All Client trust accounts are reconciled and verified each month.

I also make it a point to keep up on current Real Estate and Tenant laws to ensure we remain in compliance on the ever changing California rental market.  I also use all the latest tools to make sure the rental rates being charge to the tenants maintains the proper value of the property.

It is my goal to batten down all the hatches, to protect in rough waters, and steer us clear of squalls  into smoother seas.  Ahoy mates, and welcome aboard!
